The country is predominantly cleared and sown to native and improved pasture, with the balance of the country open grazing to lightly timbered forest grazing.

Improvements include a substantial colonial style dwelling, shedding and stock handling facilities. The property is well watered by 27 earth dams, bore, well, seasonal creeks and gullies, plus town domestic water and access to mains water for stock water.
The property has fantastic rural views and views over Wivenhoe Dam, from multiple locations on the property.
The marketing of Sunnyside was handled by Jez McNamara and James Croft from Ray White Rural.
