THE Campbell family’s standout Blackall property was passed in for $12.25 million at a Ray White Rural auction in Brisbane this morning.

Norwood, which has been held in the Campbell family for 80 years, consists of Norwood, Glencoe and Kuringa. It covers some 25,052 hectares (61,905 acres) in 23 freehold titles.

Six parties had registered to bid with bidding starting at $8m. The passed in figure is equal to about $489/ha ($198/acre). 

Located 8km west of Blackall, the property has access from both the Landsborough Highway and Blackall/Isisford bitumen road. The prime location is just one of the many features of Norwood.

The property has an exceptional artesian water supply, providing high quality reliable stock and domestic water in all seasons. Two capped artesian bores disperse water through a piped grid into troughs and tanks. Water points are integrated with the extended stock laneway system.

The property boasts a unique blend of country. Loam scrub soils have enabled long term development of gidyea to buffel pasture country, while lightly shaded boree fringes the mitchell grass downs. Sandy ridges run along the Barcoo River, and provide ideal soil for quick responding buffel.

A long history of timber development and management has resulted in a very favourable PMAV in place on the properties, most recently with about 21,000ha being double pulled and other treatments applied. Some cutterbar work was completed in 2017, with areas being seeded to forage sorghum.

Norwood has a modern set of cattle yards located at the station homestead complex. Included in the mainly steel cattle yards are Breckon air operated cattle crush and gates and a rollover air calf branding cradle, well set up under good cover. There are 24 main paddocks, all of which are connected by laneways to the centrally placed cattleyards.

Other improvements include a spacious family homestead, two cottages, workshop, and station plant. The large number of freehold titles close to Blackall is said to give scope for future subdivision opportunities.
