RIVERFRONT Bundaberg district property Nolan’s Pocket at South Kolan Nolan’s Pocket at South Kolan has sold at a Ray White Rural auction for $1.52 million. The sale included plant and machinery plus a Droughtmaster herd made up of 51 cows and calves, 63 dry cattle and a bull.
Offered by Beth and Gath Dingle, the property sold to Neville and Neva Wallace from Bundaberg. Mark Simpson from Ray White Rural in Biloela handled the marketing.
The 178 hectare (440 acre) Burnett River property is situated 27km west of Bundaberg and 3km from South Kolan. The gentle rolling elevated country is a mixture of red and loam soils suitable for a range of fruit and nut crops, small crops and avocados.
Sections of the property have previously grown cane. A 150mm irrigation main line runs from the Burnett River through to the front of the property.
The property is sown to improved pastures and legumes including humidicola, katambora Rhodes, Callide Rhodes, green panic, seca stylo, wynn cassia and siratro.
The property has a 139ML irrigation allocation from the Burnett River plus a 25ML storage dam that collects overland flow and is connected to the underground 150mm main. All of the grazing paddocks have dams, some which are spring fed.
Improvements include the steel cattle yards to service the 10 main paddocks, sheds, a residence on an elevated position overlooking the property. There is also an opportunity on the river title with an excellent home site on the high bank of the Burnett River.
