WESTERN Queensland property values have been bolstered with the sale of the Barcaldine property Kulburnie, which is understood to have sold for a very solid $3.5 million or $171.60/acre ($424/hectare).
Located 32km north west of Barcaldine, the 8255 hectare (20,397 acre) property is described as being about 90 per cent soft downs country with Mitchell and Flinders grass. The remainder is gidyea country interspersed with three creek systems and small areas of pebble. Some buffel grass have been established.
The property fenced into seven main paddocks and a number of holding paddocks. It is estimated to carry 1100 cattle.
Kulburnie was offered by the Fraser family, which has held the property since 1927. The buyers were Tom and Betty Christmas from Jericho. Daven Vohland from Elders marketed the property through an expressions of interest process.
Improvements include a large lowset four bedroom homestead set in a spacious garden, a cottage, machinery shed, workshop, storage and vehicle shed, cattle yards, and a six stand shearing shed. Some plant was included in the sale.
Water is supplied by a two bores and semi permanent holes in Saltern, Jondaryan and Packsaddle creeks, which run across the property. The average annual rainfall is 450mm.
