BILL and Robyn Spence will offer their 23,500 hectare (58,070 acre) Muttaburra property Elis at auction in Longreach through Brodie Agencies on November 3.
Described as a very well maintained, easy care property that would be considered a safe breeder property in most years, Elis is regarded as an ideal calf factory with progeny going on to a backgrounding/finishing operation. The estimated carrying capacity is 800 breeders in an average season.
Located 94km north of Muttaburra, the rolling term lease in Flinders Shire Council had received 332mm of rain until the end of August. The long term district rainfall average is 400 to 450mm.
Elis is decribed as being predominately red loam, spinifex/iron bark type country with areas of sweet black soil flats throughout the northern and eastern areas of the property. It is very flat, watershed country with very few gullies forming the Cornish/Towerhill creek systems.
There are a series of black soil flats that collect the gentle cross country flow and form a small gully just before it runs into the neighbours to the south.
Grasses include the desert bluegrass, forest Mitchell and native grasses, forbs and herbages when in season. There is a good spread of established secca legumes. The major timber is silver leafed Ironbark as well as desert oaks, bloodwood, box, white gum, mulga and various other tree and shrub species. Elis is prickly acacia free with small areas of parkinsonia around one dam.
Elis has 25 watering points including 10 tanks, two cup and saucer tanks, three dams, two dugouts and a semi-permanent lake with about a 400ha area.
Elis is very well fenced into six main paddocks, three holding paddocks with most paddocks connected by a laneway system back to the yards.
There are a set of cattle yards that will comfortably work 800 cattle.
Improvements include a very comfortable two bedroom home set in an easy care garden, a machinery/hay shed, and a workshop/generator shed. The homestead and workshop area source their power from a stand-alone 32 panel solar power system with 16KW battery storage, installed in late 2015. Backup power is supplied by a 26KVA diesel generator.
