THE NSW Western Lands Lease aggregation Bogibel/Kareelah has been listed for sale at $3.74 million after it was passed in at a Ray White Rural auction in Moree on Thursday morning.
Offered by Ron and Louise Doran from Mungindi, the 9458-hectare (23,370 acre) aggregation includes a 504ha cultivation licence.
The asking price is equal to about $395/ha ($160/acre).
Marketing agent Tim Lyne from Ray White Rural said Bogibel/Kareelah was an excellent example of western grazing country with the ability to add cashflow with some farming for forage or grain production.
“There is a current property vegetation plan over Kareelah which offers the opportunity to clear timber to increase pasture areas over about 400ha,” Mr Lyne said.
Located 60km north west of Collarenebri, 78km north east of Lightning Ridge and 82km west of Mungindi, the country is described as generally flat western plains country with frontage to the Warrambool watercourse along the western boundary.
There are generally soft self-mulching black/grey soils with areas of lighter chocolate/red loam and one sandy ridge providing a good balance of soil type. Timbers include scattered whitewood, myall, boonery and wilga with areas of coolibah and belah on the lower country and leopard wood, buddah and some pine on the high country. Pastures include a variety of summer grasses and winter herbages.
Water is supplied from the Bogibel bore to 52 tanks and troughs. There are also 18 dams.
Bogibel/Kareelah is divided in 23 main paddocks.
Improvements include two old homes, shearers quarters, sheds, two woolsheds, sheep yards, and cattle yards.
