PENTLAND property Brookdale Station has sold at auction for $3.25 million, well above market expectations.
Bought by David and Lauren Griffiths, Charters Towers, the purchase price of the 1813 hectare (4480 acre) property is equal to about $1793/ha ($725/acre).
Brookdale was offered by Scott and Tristin Golding, who have owned the property for more than 10 years.
A total of five of the 11 bidders were active at the auction, which was attended by about 60 people.
Brookdale is located on the eastern banks of Betts Creek, 2km east of Pentland and 98km west of Charters Towers, and was looking a picture after 90mm of recent rain.
The property is described as well suited to any combination of breeding, backgrounding, or fattening and is said to be suited as either a stand alone or benefit a larger operation.
The vendor's long term estimate of carrying capacity was between 250 and 300 adult equivalents depending on the season.
Brookdale has a strong mix of improved and native pastures and stylos. There is about 168ha of previously cleared river frontage country with alluvial soils adjacent to Betts Creek. This runs back into predominantly timbered ironbark ridges with box flats.
Fenced into nine paddocks, the property lends itself to rotational grazing. There is also a laneway system, which leads directly to the yards.
Town water is the main supply for stock and domestic purposes with supplementary dams in most paddocks.
A feature of the country is it is well suited to large dams. The main water supply is pumped from a main storage at the house complex to two strategically placed tanks from which the balance of the property is gravity fed water.
Structural improvements include a homestead, machinery shed, storage container and a hay shed. The main 400 head cattle yards have a five-way pound draft, vet crush and covered branding facilities.
The property was offered bare of stock but included basic plant and equipment. A water harvesting allocation on Betts Creek was also included in the sale.
