CROXLEY Stud, the renowned Thoroughbred breeding property owned by the Overell family since 1982, is to be sold through an expressions of interest process, closing on April 3.
At 429 hectares (1058 acres), Croxley is one of the largest properties in the 30km rim of Toowoomba.
Croxley is located 25km west of Toowoomba and 4km from Wellcamp Airport. The freehold property has a dual frontage to Croxley Road and Anderson Road.
As well as its location and the size, the versatility of the country is particularly appealing. Croxley has gently undulating country rising up from the deep, black alluvial soils on Westbrook Creek to a lightly timbered, well drained Coolibah ridge fronting Croxley Road.
About 200ha has been previously cultivated and used to grow sorghum, oats, barley and lucerne. A further 16ha has been planted to leucaena.
In conjunction with the Thoroughbred operation the owners have also previously operated a Murray Grey stud, and for the past 20 years run Wagyu breeders.
Water is sourced from a bore, which supplies a 60,000 litre tank gravity feeding the trough system and homestead. There is also a 108 megalitre water licence from Westbrook Creek.
Infrastructure includes a charming homestead with wrap-around verandah. The homestead features high ceilings and three internal fireplaces and boasts panoramic views across the property.
Croxley also has a cottage, three large machinery and truck sheds, three stable blocks to house 32 horses plus stallion yards, cattle yards, silos, hay shed and an aircraft hangar.
