THE strategically located Augathella property Lloyds Hill is on the market.
The 11,624 hectare (28,726 acre) property is on two freehold titles located 54km west of Augathella and 64km north-west of Charleville.
Comprising of diverse land and soil types, there are areas of brigalow, blackbutt and gidyea interspersed with areas of box, sandalwood and wilga, bound by steep ranges.
Of particular note is that about 2000ha of mulga has been retained for fodder purposes.
Lloyds Hill has an estimated sustainable carrying capacity of 1050 adult equivalents following the recent development work.
It is anticipated that with further pasture development the carrying capacity could be increased.
Recent development work includes the blade ploughing of 1200ha, burning of 3200ha and seeding of in excess of 6500ha to buffel and silk sorghum. In addition, more than 50km of new fencing has been constructed including a laneway network. There are also new steel cattle yards and a new bore.
Marketing agent Geoff Warriner, CBRE, said the property was currently conservatively stocked.
“It’s an opportunity to capitalise on the results of the recent development program and improved pasture,” Mr Warriner said.
Lloyds Hills is listed at $2.7 million.
