A PRODUCTIVE multi-titled 7127 hectare (17,610 acre) cattle property on the doorstep of Clermont is on the market.
Selectively developed by the Appleton Family since an initial purchase in 1956, Native Bee is being offered for sale to finalise the estate of the late Bill and Dorry Appleton.
Mr Appleton was a highly regarded cattleman with a reputation for producing quality prime spayed cows and heifers. In a prime position on the doorstep of Clermont with 21 freehold titles, Native Bee is seen to have other commercial opportunities in addition to being a successful livestock grazing enterprise.
Native Bee is described as a good mix of grazing country ranging from developed alluvial creek flats and hollows along Sandy and Oaky creeks and their runners to cleared and thinned undulating forest country rising to ironbark and rosewood ridges and tops.
In addition to native grasses, buffel grass, urochloa and seca stylo are established throughout the property. In past years about 400ha has been treated with Graslan pellets in addition to a similar area of thinning and 200ha for regrowth.
The Native Bee cattle yards are all steel, comprising a mix of portable panels and permanent cattle rail. The yards incorporate a seven-way pound draft, steel calf crush, Morrissey branding cradle, CIA vet crush and loading ramp. The main working area is well shaded.
Native Bee is subdivided into eight main paddocks plus holding and smaller paddocks in addition to a laneway leading to the yards. The majority of fencing is three barb with sections of two barb and one plain wire. Fencing ranges from fair to near new condition.
Native Bee is watered by 15 dams, two bores and a well in addition to seasonal holes in creeks and waterways including Roses Lagoon.
Native Bee will be auctioned by Hoch and Wilkinson in Clermont on May 16.
