ROB and Sheryl Arnold are selling their Roma property Carinya. Located 21km west of Roma and has a 2km bitumen access from the Warrego Highway, with an all-weather gravel access road to the house, yards and sheds.
Carinya is on one freehold title and is 382 hectares (944 acres) of semi open undulating downs country heavily grassed with Mitchell, blue and buffel grasses plus other natural pastures along with about 80ha of cultivation which Rob and Sheryl have been using to grow oats to finish cattle.
Carinya will be auctioned in Roma on October 12.
The property is well watered by a bore which pumps to a tank and then gravity feeds to seven stock troughs and the house, four dams also supply water for livestock.
Subdivided into eight paddocks which include two cultivation paddocks, the fencing is mostly in near new condition with the majority of the fencing being ringlock with two top barbs which is suitable for cattle, sheep or goats. The cattle yards are located at the end of a laneway and are near new portable panel construction which contain a five way draft, covered vet crush on a cement pad and has watered connected.
Improvements include a recently renovated four bedroom house which has a new kitchen, bathroom, laundry with recently polished floors throughout. Beside the house is a three bay steel frame shed and a chook run. There is also a 10 bay steel frame machinery shed.
Carinya’s location provides easy access to Roma’s regional facilities, school bus to the front gate and mobile phone reception. A multi-purpose property Rob and Sheryl currently run dry cattle fattening them on the oats but is equally suited and fenced to do the same with sheep or goats.
