ALAN and Liz Browning’s impressively developed South West Queensland property North Yancho has been listed for sale at $3.1 million after being passed in at a TopX auction in St George on July 5.
Located 36km south of Bollon, North Yancho has undergone significant development over the past four years. It is now recognised as a highly productive, well fenced enterprise with excellent water as well as significant buffel and herbage cover.
The 8759 hectare (21,643 acre) freehold property includes a 475ha nature reserve, which is located within the freehold tenure. The carrying capacity is estimated to be 800 breeder cows or the DSE equivalent.
Improvements include a four bedroom homestead, six stand shearing shed with steel yards, shearers quarters, sheds and equipped steel cattle yards. North Yancho is fenced into 10 main and four holding paddocks and serviced by a laneway.
The country comprises of about 2800ha of box, coolibah flood-out country from Mungallala Creek that grassed with buffel, channel millet, other native pastures and herbages in season. There is also about 400ha of open heavy black soil country with Queensland blue, Mitchell and Flinders grasses. The balance is soft red loamy soils with buffel and herbages. The country was originally timbered with box, wilga, gidyea and mulga.
In the past four years some 7600ha of regrowth has been pulled and 600 acres thinned. All of the country is described as well presented and heavily grassed.
Water is supplied from a neighbouring share bore under the GABSI scheme. Water is piped to numerous tanks and 33 troughs. There are also three open dams.
