CLERMONT breeder property Theresa Creek sold to the locally based Goodwin family at a Landmark Harcourts auction for $2.35 million on Friday.
Located 20km south west of Clermont, the 2250 hectare (5560 acre) property is described as predominately undulating broadleaf ironbark country running down to Theresa Creek flats. There are some areas of box with small incursions of wattle ridges on the northern and western boundaries. About 1800ha has been pulled.
The sale price is equal to about $1044/ha ($423/acre).
The property has a double frontage to the permanent Theresa Creek, which is backed up by the Theresa Creek Dam storage. There is also a centrally located dam.
Improvements include a well appointed set of steel cattle yards, with a vet crush, branding cradle and race with concrete water troughs. There is also a three bay shed with toilet and shower facilities. A 7m Spaceland caravan was included in the sale.
Theresa Creek is fenced into five paddocks plus holding paddock at the yards. A laneway network feeds paddocks to the yards. The principal pastures include buffel, black spear, couch, euracloa and native forest species. The boundary and internal fences are in near new to good conditions.
