THE Springsure property Park View sold under the hammer for $4.5 million at a Ray White Rural auction in Emerald on Thursday.
Owned by the Kavanagh family for more than 100 years, the 2075 hectare (5127 acre) property sold above the reserve to Mick Nobbs, Mount Vexation, Springsure.
The better than expected sale price is equal to about $2169/ha ($878/acre).
Marketing agent Russell Lindley, Ray White Rural, Emerald, said four of the six parties that had registered to bid were active at the auction.
Located 15km west of Springsure and 83km from Emerald, the 2075 hectares (5127 acres) property is on the southern side of the highly-sought after Central Highlands region.
The quality farming country is predominately black basalt downs running onto deep alluvial creek flats, with soil profiles ranging from 60cm to 375cm deep.
The country includes 1117ha of dryland farming country and a further 86ha available for either irrigation or dryland farming. Currently 192ha of grain sorghum and 146ha of forage sorghum is planted on a full moisture profile. The balance of the country is 871ha of lightly timbered ironbark, mountain coolibah and bloodwood basalt ridges running out onto black soil downs and creek flats. The country is heavy carrying with a big body of buffel, blue grass, forest Mitchell and black spear grass.
Two creeks traverse the property and have numerous semi-permanent springs and a permanent spring. There are also three bores, tanks and a trough system, and a stock dam. There is also a 400 megalitre irrigation dam.
The property is fenced into 15 main and six holding paddocks. All of the paddocks are linked to a laneway system to the cattle yards. With a large percentage of relative new fencing which is predominately 4 barb with timber and steel posts.
The extensive and very well maintained structural improvements are a feature of Park View. They include a four bedroom homestead set in established gardens, four bedroom home, worker’s cottage, sheds, workshop, silos, and steel cattle yards.
