AFTER almost 110 years it's time for the Nolan family to move on from its Coalbank property located 27km north of Crows Nest.
Formerly known as Little Britain, the original parcel was selected by James Nolan in the late 1800s with this portion (Nolan's) then being selected in 1907 and has remained in the family ever since.
Comprised of five freehold titles and covering some 312 hectares (770 acres) of grazing land, Nolan's offers grazing for 100 breeder cows and will finish cattle on the improved pastures and quality black soil flats and gullies. Some 67ha was previously cultivated.
Nolan’s will be auctioned by Ray White Rural on September 15.
Marketing agent Geoff Trost, Ray White Rural, said water was a feature of the property with three bores supplying tanks and troughs, nine dams and two creeks. “
Each paddock is watered by two independent water supplies,” Mr Trost said. “A series of contours have also been constructed to maximise overland flow to dams and natural waterways.”
The property described as gently undulating and has soft, protected apple gum and kikuyu gullies and creek flats rising through paddocks of well established Rhodes, paspalum, and blue grass. There is also clover and herbage in the cooler months.
“A large body of feed currently exists and there is a very useful ironbark timber allows the property to be self sufficient for many years to come,” Mr Trost said.
The four bedroom colonial style home is described as being in excellent condition. Other improvements include sheds and cattle yards. Nolan’s is fenced into 14 paddocks with a laneway system. Much of the fencing has been replaced in recent years.
“Nolan's is considered to be an honest, reliable property with good grazing capacity,” Mr Trost said. “History dictates that water and feed are reliable.”
